Bayshore Drive: Idyllic Homes In A New Precinct

The East Coast's next big residential story - the new Bayshore housing precinct - is taking shape. It will soon welcome a transport-integrated mega development in Bayshore Drive that could offer more than 1,200 new homes, a bus interchange and a sizable retail mall.

When the tender for the Bayshore Drive mixed-use government land sales (GLS) site closed on 15 July 2026, a Frasers Property-led joint venture, which also includes Frasers Centrepoint Trust, Sunway MCL, Sekisui House and a unit of Lum Chang, came out on top with a bid of $2.128 billion. That works out to about $1,323 per square foot per plot ratio (psf ppr) for the 99-year leasehold plot.

The 5.74-ha mega site which will be connected to the upcoming Bedok South MRT station is the second GLS parcel sold in the neighbourhood, after the Bayshore Road site (Vela Bay) was awarded in March 2025.

Seamless connectivity

One of the most attractive aspects of the Bayshore Drive site would be its integration with the future Bedok South MRT station on the Thomson-East Coast Line (TEL). With the TEL, future residents of the development could enjoy direct connectivity to the city including Orchard Road and Shenton Way. For car-free weekend getaways across the Causeway, the TEL runs all the way to Woodlands North, where it is linked to the upcoming Johor Bahru-Singapore RTS terminus. In addition, the Expo and Changi Business Park are close by too, and can be reached by transferring to the Downtown Line at the future Sungei Bedok MRT interchange station.

Meanwhile, a new bus interchange would also be built in the development, offering more transport options that will bring commuters to other parts of Singapore. The Bayshore Drive site is also well-served by major roads and expressways such as Upper East Coast Road and East Coast Parkway (ECP), which could take drivers to the city centre in about 15 to 20 minutes.

Amenities within easy reach

Future residents will not have to venture far from their home for daily necessities as some 22,500 sqm of space at the future development has been set aside for commercial use. The upcoming Bayshore SAFRA clubhouse may also be located near the Bedok South MRT station, providing more facilities and recreational offerings in the neighbourhood. Other amenities nearby include Bedok Food Centre and Eastwood Centre, both of which are a short 700-metre walk or bus ride away. For more retail and dining options, Changi City Point and Bedok Central are accessible via public transport or a short 10-minute drive from the site.

The coast on your doorstep

For many nature lovers and sports enthusiasts, the clincher could be the East Coast Park just beyond the development. One of Singapore's most popular recreational spots, it offers land and water sports, camping grounds, dog runs, large playgrounds, wellness gardens, plus a wide range of cafes and eateries. It is worth noting that some of these activities and places may not be available at different phases of the Long Island reclamation, with preparatory works starting at the end of this year. For other community activities and classes, the Siglap Community Club is located diagonally opposite the Bayshore Drive site.

Schools

Parents with school-going children would be glad to know that Temasek Primary School is just across the road from the development, well within the 1-km priority radius for primary school admission. Other schools nearby include Temasek Secondary School, Bedok South Secondary School, Bedok View Secondary School, Bedok Green Primary School, APSN Katong School, St. Anthony's Canossian Primary and Secondary schools, Anglican High School, ITE College East, and Temasek Junior College. (Note: Temasek Junior College is due to return to its permanent Bedok South Road campus once construction is completed in 2028.)

Taken together, the Bayshore Drive integrated development could tick many boxes for prospective homebuyers, including HDB upgraders from nearby public housing estates. Going by the healthy take-up rate of units at Vela Bay, it is likely that the Bayshore Drive project may draw keen buying interest as well. Around 72% of Vela Bay's 515 units were snapped up over its launch weekend in April 2026, at an average price of $2,886 psf.

What lies ahead

Beyond Bayshore's own transformation, the future mixed-use project may benefit from the long-term development of the Long Island, an 800-hectare reclamation project designed to shield the East Coast from rising seas and flooding. While it is still too early to anticipate specific developments and land use plans in the Long Island - as it may take decades for the entire area to be fully developed - the URA has said that the project will create a new reservoir and about 20 kilometres of waterfront parks, as well as additional land that will fulfil "future development needs". This may be a potential plus point for homebuyer and investors who are in for the long run.
