Lakeside, best side? New condo project incoming near JLD

Once in a while, a condominium project comes along and seems to tick all the right boxes. The latest development to be launched in Lakeside appears to be one such project. In a nutshell, it probably has most of the attributes sought by discerning homebuyers today - it has on-site retail offerings, it is next to an MRT station, near to a major commercial hub, is a skip from a sprawling park, and is surrounded by many schools.

The residential site in Lakeside Drive, which is located on the doorstep of Lakeside MRT station on the East-West Line can potentially yield 575 units and an estimated 1,000 sq m of commercial space. In a tender that closed on 3 June 2025, the site attracted 6 bids with a top bid of $608 million tabled by property heavyweight CDL. The top bid price works out to a land rate of $1,132 psf ppr.

It is not surprising that the site drew healthy interest among developers, in view of the strong connectivity factor, proximity to the Jurong Lake District (JLD), and possibly pent-up demand from about 9 years without a new project launch in the vicinity.

The JLD is envisioned as Singapore's largest mixed-use business district outside the city, and it is slated to bring jobs, amenities and attractions closer to home. The ongoing transformation of the JLD and the increased vibrancy could potentially bring benefits to future residents of the Lakeside development.

Stay connected

Nipping home after a train commute will be quick, there is no need for any long walks or feeder bus rides, as this upcoming project is virtually steps from the Lakeside MRT station. Residents will able to get to various employment hubs seamlessly via the East-West Line.

For instance, the central business district is about 35 minutes from Lakeside MRT station to Raffles Place MRT station, Jurong East with plenty of offices and retail stores is about a 15-minute train ride away, the Buona Vista MRT station which is near one-north is 25 minutes away via the train, while the commute to Tanjong Pagar and Paya Lebar takes around 36 minutes and 48 minutes, respectively.

Speaking about connectivity, there is also a network of intra-town cycling paths in the area which will further enhance accessibility. The cycling paths can take residents to various amenities in Jurong East and Jurong West, including malls, food centres, and schools.

Surrounded by numerous schools

This new project should catch the eyes of families with young kids, as it is practically surrounded by schools. Residing near educational institutions makes sending children to school convenient for parents and caregivers, and more importantly it cuts commuting time.

Taking a 2-km radius, the schools nearby included Yuan Ching Secondary School, Lakeside Primary School, Boon Lay Gardens Primary School, River Valley High School, Boon Lay Secondary School, Corporation Primary School, Rulang Primary School, Shuqun Primary School, Hua Yi Secondary School, Yuhua Secondary School, Fuhua Secondary School, Jurongville Secondary School, Jurong Primary School, Jurong Secondary School, and the Canadian International School (Lakeside Campus). That's a long list!

R&R - Retail and Recreation

It is likely that many homes in the new project could get unblocked, scenic views of the Jurong Lake and Jurong Lake Gardens. Meanwhile, one side of the plot fronts the Sungei Lanchar, facing towards Yuan Ching Secondary School.

Being a stone's throw to the Jurong Lake Gardens opens up a myriad of recreational offerings. For one, Lakeside Garden, together with the newly-opened Chinese and Japanese Gardens, could be the spot for countless morning strolls or weekend visits. There are also hiking and biking trails, weaving through grasslands, and passing by the boardwalk, and other attractions.

When it comes to retail and dining options, the future project will likely offer some on-site as the plot is zoned for residential with commercial use on first storey. Other commercial offerings include the nearby Taman Jurong Shopping Centre, Yuhua Village Market and Food Centre, Jurong Point which is one MRT station away in Boon Lay, and the malls in Jurong East - Westgate, JEM, and IMM.

Brewing interest

The last private condo project launched in the Jurong West Planning Area was the nearby Lake Grande in 2016. With no new launches there in about 9 years, it is possible to see some pent-up demand for new private homes in that locale. Prospective buyers may include HDB upgraders living in the Western part of Singapore, as well as investors who are seeking to tap potential growth upside from the development of JLD.
